A Very Important Notice from the Hernando County Property Appraisers' Office

The Property Appraiser’s Office is taking Homestead and Low Income Senior (for persons age 65 and older who meet specific financial criteria) applications. Don’t wait until the last minute to qualify for these valuable tax benefits.

* Residents who bought a home in Hernando County during 2011 are reminded that applications for Homestead Exemption must be submitted to the Property Appraiser’s Office by March 1.

* To qualify for the Homestead Exemption and the accompanying “Save Our Homes” Assessment Cap, the home must be the primary and permanent residence.

* If you have moved into the County and had a previous Homestead or are transferring from one home to another, you may qualify for Portability.

* Seniors (at least one owner must be age 65 or older prior to January 1) with a Total Household Adjusted Gross Income that does not exceed $26,203 who did not apply for the Low Income Senior Exemption last year, must submit an application by March 1.

* If you received the Low Income Senior Exemption for 2011, you do not need to file an application for 2012.

* An important reminder: If you have a Homestead property in Hernando County and have requested your mail be forwarded to a different address temporarily (i.e., vacation, visiting family, medical issue, employment, military deployment, etc.), you must notify the Post Office when you return.

Selected Highlights from the 2011 General Membership Meeting

Member turnout for the meeting was 24 owners (not counting couples) plus 19 proxies for a quorum total of 43 lot owners out of 98 homes in Preston Hollow.
Key Items of discussion included below:

Treasurer Margaret Greco provided the proposed 2012 budget overview which included an analysis of the Association's finances, revenue and expenses for the past three year period. Following a discussion with those present, the Board of Directors unanimously agreed to increase the annual HOA assessment for 2012 by $15. The annual dues are now set at $290 per lot.

Beginning in 2012, the Board agreed to add Errors and Omissions insurance coverage for the HOA Board members. The annual premium cost to the Association is approximately $900.

Vice President Al Walker reported that our HOA meeting street sign is missing and presumed stolen. A sheriff's report was filed. Al also announced that he will not seek reelection for next year. His term expires at the end of this year having served as our Internal Vice President for many years.

The Board agreed to continue holding Board Meetings on a quarterly basis for next year. The next Board meeting is scheduled for Tuesday, January 17, 2012 at the residence of Bill & Judy Thompson, 362 Forest Wood Ct.

The following three members were nominated and voted in as new Board of Director members starting next year: John Cucinella-Internal Vice President, Joseph Deller-Treasurer, and Lisa Groeneveld-External Vice President. When the Board of Directors convenes in January, one key item of business remaining is for the Board to appoint a new President. There is an opportunity for the HOA membership to contribute nominations to the Board for the opening.

Member–at-Large Judy Thompson is leading an effort to update the Preston Hollow Directory and is seeking volunteers to assist in that effort. She is also asking for volunteers to help in developing community activities and social events.

Preston Hollow HOA Annual General Meeting

                                         ANNUAL GENERAL MEETING AGENDA
·        Kurt--Welcome and call the meeting to order. Our annual meeting; matters of general business; 2012 proposed budget including annual assessment increase; nomination and member election of Board of Directors; Sharon to route attendance sheet, updates for member phone numbers and/or email addresses. 

·        All--Pledge of Allegiance.  Kurt--Introduction of Board & ACC members.

·        Guest Speaker--Introduce David Welch, with the Florida Association for Insurance Reform (FAIR)--presentation on the topic of sinkholes, insurance issues, fraud, ways to avoid wasting money, property tax implications, etc.    Q & A.  One hour allotted.

·        Sharon--Secretary’s review and Board approval of official minutes from October 18th Board meeting.  Sharon & Judy to verify number of attendees in good standing who are present, collect proxies, and confirm quorum.

·        Margaret--Treasurer’s report includes proposed 2012 budget & recommended $10 annual HOA membership dues increase, E & O Ins., status of delinquencies, and 2012 IRS Tax reporting requirements. Following discussion, Board to vote on dues increase & expenditures. 

·        External Affairs V/P report-position vacant.

·        Al--Internal Affairs V/P report.

·        Judy--HOA Directory Update

·        Bill--Crime Watch Captain.

·        Ellis--to provide ACC report & updates.

·        All--Board of Directors elections (quorum of 33 required). Nominations sought as stated in the October Newsletter; 3 positions are up for reelection in 2012. Seek nominations from the floor and vote.  Discussion--2012 Board Meeting Schedule returns to bimonthly meetings instead of quarterly unless changed.

·        All--New business. Open to the floor membership.

Highlights from October's PHHOA Board of Directors' Meeting

Highlights from Tuesday evening's Board of Directors' Meeting

Key Items of discussion included:

1. Treasurer Margaret Greco provided the proposed 2012 budget overview. She is recommending a $10 increase in the annual assessment from $275 to $285 per lot.  Errors & Omissions liability insurance for the Board of Directors was also discussed as part of the budget discussion with an annual insurance premium cost of approximately $843 to the HOA. The Board of Directors agreed to defer further discussion on the proposed 2012 budget and E & O insurance until the November General Meeting so that the membership has the opportunity to provide comments and input.  Margaret advised that beginning next year, the HOA will be required to file an IRS statement as our 2011 assessment & other revenues exceeded the $25,000 reporting threshold for non-profit organizations. 

2. Margaret also announced that she will not be seeking reelection as a Director. Her term expires at the end of this year having served as our Treasurer for two terms which is four years.   

3. Following discussion among the Board members and members attendees, the Board voted to support the ACC' s recommendation to change the custodian of the HOA property files and associated documentation from the ACC to Secretary Sharon Ricks.

4. Crime Watch Captain Bill Thompson outlined his communication ideas to increase safety & crime awareness in our community.

5. VP Al Walker advised that the front entrance outdoor light sockets are in need of replacement due to corrosion. The lights will be replaced with a more watertight & bug proof type at a cost of approximately $150.  There will be no labor charges for the lighting changeout as Al and his son, Al will perform the work themselves.

 Our next meeting is the annual General Meeting scheduled for November 15, 2011 at the Shady Hills Methodist Church. Directions were provided in the October Newsletter. In the meantime, our Preston Hollow weblog is an excellent source of information for the membership. That link is:
